Our service will be tailored to individual requirements ranging from an annual inspection and report to full management responsibility for all issues.  We cater from single let properties to complex multi-let portfolios.

Our contract with our client agrees the level of delegated authority and limitations of any express or implied issues.  We are compliant with the Royal Institution of Chartered Surveyors Mandatory Rules in respect of managing clients' money and our accounts are audited annually.  Rent and service charge collection and accounting services are provided promptly and efficiently.  Rent reviews, lease renewals and insurance renewals are monitored and activated through a constantly serviced diary system.  We will recommend individual or more holistic terms (where appropriate) for negotiation with a positive approach towards identifying portfolio growth (rental and capital).

Ongoing management presents an opportunity to review the continuing obligations and liabilities of both Landlord and Tenant and to ensure compliance (and harmony wherever possible).  We adopt the policy of 'prevention is better than cure' and actively encourage good working practices in the absence of mandatory / statutory obligations with a wide range of issues such as CDM regulations, Disability Discrimination, planning and building regulations, fire systems and general health and safety.

Whether a small building with a single tenant, or a large multi-let building, a proactive approach towards continuous preventative maintenance is essential for the well being of the building, the tenant's financial planning and, ultimately, the landlord's investment strategy.  We therefore seek continuous compliance of both landlord's and tenant's repair and maintenance obligations, being reactive and proactive in response to changing circumstances of the building, tenant and statutory requirements .
