 A landmark building within Penzance’s townscape is undergoing a sympathetic conversion, reports Mike Nightingale, Partner at Miller Commercial. 

The premises known as The Abbey Warehouse, which has been vacant for 65 years are situated adjoining the infamous Abbey Slip and Penzance Dry Dock. They are highly visible from the Dock Road and are currently being refurbished to provide modern and contemporary office accommodation by the specialist, Yorkshire based company, Mango Homes Ltd.

The premises, which include 3 storeys totalling 504m² (5,420ft²) are available either as a whole, or, on a suite-by-suite basis.  The minimum office accommodation starts from 82.2m² (884ft²) and comes with spectacular views across the Abbey Basin and Penzance Harbour, towards St Michaels Mount and the Lizard Peninsula beyond.

Construction is expected to be completed by the early summer and offers are being sought for new leases based on an asking rental of £12 per ft² p.a. The new leases will be granted on proportional repairing and insuring terms and will be subject to an annual service charge to cover external and common areas.
