An opportunity has arisen to acquire an attractive hostelry located within the popular Cornish village of Chacewater, which is located just a few miles west of the cathedral city of Truro. The public house named ‘The Kings Head’ is available off a leasehold guide price of £114,750 SAV.

The premises stand in a prominent self-advertising trading position within the main thoroughfare. It offers a refurbished ‘L’ shaped bar, adjoining restaurant area and storage cellar. The first and second floors provide 6 letting bedrooms, of which 5 have also been recently refurbished. There is separate owners’ accommodation provided. Outside, the public house provides a trade garden and a good sized car park.

The establishment is being offered with the benefit of a residue of a 10-year, secure, rolling Punch Taverns lease commencing 2005. The current passing rental is £19,000 per annum.

The village is very much a dormitory settlement for Truro and has seen significant residential development over recent times. Turnover at The Kings Head is projected to be circa £180,000 for the 12 months to October 2008.

Richard Gilbert of Miller Commercial’s Licensed Dept comments, ‘The Kings Head is a classic village pub with accommodation in a historic village, which saw considerable activity from local mining activity in past centuries’.
