Reduced asking price for well-known historic Polperro pub

 The Ship Inn at Polperro on Cornwall’s south coast is now being marketed by Miller Commercial off a reduced guide price of £110,000SAV

The historic, attractive public house, which is reputed to be the oldest in the quaint harbour destination for thousands of tourists, enjoys a self advertising position on the main pedestrian thoroughfare into the village from the car parks. It is spacious in that it offers a large bar area and seating for circa 60 covers. Outside, are several seating areas, which enjoy views of the river running down the steep valley to the sea. The first floor provides comfortable owners’ accommodation with 4/5 bedrooms, that in the event of surplus rooms coming available, additional bed and breakfast income could be generated.

 

The Ship Inn is being offered with the remainder of a Punch Taverns 20 year lease, commencing December 2004, at a current passing rental of £23,000 per annum.

The hostelry is coming to the market for the first time in 13 years with the present landlord considering retirement. It trades well all year with strong summer turnover and a wet/dry split of 60/40. Recent audited accounts show annual turnover in the region of £240,000.
