 Miller Commercial of Truro are now marketing The Kings Arms in Fore St, Mevagissey, off a revised guide price of £65,000 SAV.

The substantial public house stands on a corner site in the narrow streets that make up the centre of the picturesque harbour tourist destination on Cornwall’s south coast. The attractive wet-led pub offers a main bar of 48.4 sq.m. with a beamed ceiling and stone walls. On the first floor is a 17 cover restaurant together with 2 bedroomed owners’ accommodation.

The business is being made available with the remainder of an Enterprise Inns lease, for a 30 year term commencing 2000. The current passing rental is £26,000 per annum.

The trading figures for the year to the end of October 2006 show sales in excess of £142,000. For the current trading year projected sales are on-line to reach £185,000 with a forecast net profit approaching £55,000. It is understood the year on year turnover improvement has been brought about by increased food sales.
