8 & 8a High Cross Street, St Austell

We have now been instructed to offer the adjacent double premises at No.8 and No.8A High Cross Street in the centre of St Austell, at lower asking rents to stimulate occupier interest at a reduced rental.
The units, which formerly traded as a butcher's shop and a financial services office, are currently split into two premises, but with the Consent of the landlord, they could become one integral unit. Unit 8 provides a net internal area of 35.7 sq m (384 sq ft), whilst 8A provides a larger area of 46.3 sq m (499 sq ft) with both units providing a small sink area and wc facilities.
Presently, the units are being marketed separately by way of new leases, off an asking rental of £6,000 per annum exclusive, for Unit 8 and a reduced rental of £6,600 per annum exclusive for Unit 8A. Should the two units be taken together, the aggregate asking rental would be £11,400 per annum exclusive.
Robin Stevenson, comments "the retail units retain a good footfall level due to their close proximity to the town's busy central Post Office and professional services. The reduced asking rentals should prove attractive in the burgeoning retail centre of St Austell".
