Written by Theresa Tyack Wednesday, 10 March 2010 10:52
We have been instructed to offer the franchise of a lock-up ice cream parlour in the picturesque fishing village of Polperro, trading under the Treleavens Ice Cream banner.
The double-fronted premises nestle into this ever popular tourist destination, on Lansallos Street and is close to all the little shops and car parks. The parlour is presented in excellent condition and is well fitted-out. The opportunity is created by the wish of the vendors to focus on the core manufacturing element of their business and develop new innovative flavours to tempt the general public.
The franchise will sell the renown, locally produced Treleavens Ice Cream, which has won local, regional and national prizes for its product, including several gold medals from the prestigious National British Great Taste Awards. Recent trading accounts for the year ending February 2010, show annual sales turnover of £35,800 with a gross profit of nearly £21,500.
The parlour is being made available on a new, 7 year term lease commencing March 2010, off a passing rental of £4,160 per annum. The asking price for the franchise business and salon is £5,000 plus VAT.

We have now been instructed to offer the adjacent double premises at No.8 and No.8A High Cross Street in the centre of St Austell, at lower asking rents to stimulate occupier interest at a reduced rental. The units, which formerly traded as a butcher's shop and a financial services office, are currently split into two premises, but with the Consent of the landlord, they could become one integral unit. Unit 8 provides a net internal area of 35.7 sq m (384 sq ft), whilst 8A provides a larger area of 46.3 sq m (499 sq ft) with both units providing a small sink area and wc facilities.
