The Famous Barrel, Penryn

We are now marketing the well-known hostelry trading as The Famous Barrel, which is located within the riverside community of Penryn, Cornwall.

Standing close to the waterside, the long-established public house has considerable charm, starting with the entrance door, which is a section of a large brewery barrel. Inside there is a spacious bar with a slate flagstone floor, exposed stone walls and a large open fireplace with a wood burning stove. On the 1st floor is good sized owners' accommodation with three bedrooms and a large living room. Outside is a delightful shaded beer garden overlooking the river together with good car parking for 9 vehicles.

The business enjoys loyal local patronage and good all-year-round trade, generated partly by the new, ever expanding college campus which is situated on the outskirts of Penryn. Interestingly, The Famous Barrel is 100% wet-led and there is clearly considerable scope to introduce a lunchtime and evening menu. It is coming to the market for the first occasion in 17 years and presently generates annual sales of £167,000 with a gross profit of nearly £95,000.

The public house will be made available by assignment of the present Punch Taverns lease for 10 years from August 2007, at a current passing rental of £28,000 p.a.

Offers are being sought off a leasehold, guide price of £69,950 plus stock at valuation.

Richard Gilbert reports, "This is a very traditional Cornish pub in a loyal, waterside community close to Falmouth. It needs to be viewed to be fully appreciated".
