Cornish Office Market Review

Over the past few months we have certainly seen an increase in the number of office requirements in Cornwall, which is a promising indication of "green shoots". Occupiers are, however, aware of the range of choice of space available and many are taking advantage of the incentives which landlord's and developers are presently offering.

 A particular favourite amongst new tenants is a stepped rental, which also appeals to landlords as they receive an income stream, albeit a marginally reduced one, from day one. Our agency has recently let circa 2,700 sq ft of brand new space at Priority Sites' Falmouth Business Park scheme (right), and have interest in a further 3,000 sq ft. We also recently completed the letting of circa 1,500 sq ft at Glenthorne Court, Truro Business Park at a rental equating to £11.00 per sq ft.

 Also under offer in the City Centre is an office suite of approx 4,000 sq ft, while there is around 20,000 sq ft of high spec accommodation at Falcon House (left) available for £12 per sq ft with other incentives available for the right deal.

 Carew House (below) within the site of the former St Lawrence Hospital, Bodmin is proving popular with interest being shown in a 3,000 sq ft office suite.

All this goes to indicates that occupiers are realising that the deals currently available will not be around forever and it could be the perfect time to pick up a bargain in the January sales!
